Bayview Projects LLP and Bhutani Group have emerged victorious in securing the rights for the prestigious Film City project located in Sector 21, adjacent to the Noida airport, triumphing over three other contenders, as reported by Hindustan Times.

Renowned filmmaker Boney Kapoor’s Bayview Projects LLP and Bhutani Group have clinched the opportunity to collaboratively develop the Film City project in Sector 21, situated near the Noida airport in Jewar, revealed officials from the Yamuna Expressway Industrial Development Authority (YEIDA) during the financial bid opening held on January 30. Their proposal, offering an impressive 18 percent share of profits to the government, stood out as the highest bid amongst the competitors.

The joint venture of Bayview Projects LLP and Bhutani Group outshone the competition, surpassing the bids from three other contenders who successfully underwent technical evaluation. Lions Films (KC Bokadia) pledged 15.12 percent, Supersonic Technobuild (backed by Akshay Kumar) committed 10.80 percent, and Super Cassettes Industries (T-Series) offered 5.12 percent, respectively.

According to Arun Vir Singh, the CEO of YEIDA, the bidding process adhered to the rule of selecting the bidder with the highest gross revenue share, wherein Bayview’s bid excelled, leading to its submission for approval to the state government.
The journey towards selecting the developer for the Film City commenced on November 23, 2021, when YEIDA initiated the global tender process. Despite the initial lackluster interest, revisions were made, leading to the technical bids being opened on January 27, 2024, after four companies qualified. Subsequently, the financial bids were evaluated, culminating in Bayview Projects LLP and Bhutani Group’s successful bid.
The expansive Film City project, spanning 1000 acres, designates 220 acres for commercial purposes and 780 acres for industrial use, with the initial development phase covering 230 acres. Per the Detailed Project Report (DPR), the developer is required to submit ₹144 crore as security before commencing development. The approval of the DPR by a high-level committee, led by UP Chief Secretary DS Mishra, signals the green light for this 90-year development endeavor, estimated at ₹7,210 crore, situated in Sector 21 near Jewar airport, as announced by UP Chief Minister Yogi Adityanath.
Additionally, the project opens doors for OTT platforms to apply for participation, with consultancy services provided by the esteemed American commercial real estate services firm, Coldwell Banker Richard Ellis.
